According to the Statistical Committee of Armenia, the average market price per square meter in Yerevan's Kentron (Central) district reached 909,100 AMD in 2024, reflecting a 1% increase.
Naturally, the highest real estate prices in Yerevan were recorded in the central district, where prices exceed those of other city districts by 5-6%. Additionally, price increases were observed in the Nor Nork, Davtashen, Avan, and Kanaker-Zeytun communities, particularly due to the rise in new constructions.
In other districts of the capital, prices also increased by an average of 3-4% in 2024, accompanied by a surge in construction activity. Developers aimed to build as many new buildings as possible to ensure that the apartments sold within them would benefit from tax incentives.
As of 2025, the income tax refund program for purchasing apartments in new buildings through mortgages is no longer in effect. This benefit was discontinued for buildings constructed after July 1, 2022.
The number of new constructions in Kentron and Arabkir has significantly decreased, as tax incentives in these areas were halted about a year ago.
Prices in new buildings are generally higher compared to the secondary market, leading to considerable price variations across Yerevan's districts. For instance, in Ajapnyak, the price per square meter ranges from 35,400 AMD (approximately $85) to 805,600 AMD (about $2,015), while in Kanaker-Zeytun, it ranges from 72,100 AMD (around $180) to 807,500 AMD (about $2,019).
